Frozen Condensate Pipe? What to Do and How to Prevent It

Frozen Condensate Pipe What to Do and How to Prevent It

Target keyword: frozen condensate pipe

It’s mild for now, but picture a dark January morning in Inverurie. The temperature has dropped to minus six overnight, the house is cold, and your boiler display is flashing a code you’ve never seen. You reset it. It fires up, gurgles, and locks out again.

Nine times out of ten, the culprit in an Aberdeen winter is a frozen condensate pipe. It’s the most common cold-weather breakdown we attend, and the good news is that most homeowners can fix it safely in about 20 minutes. This guide explains what the pipe does, how to thaw it, and how to stop it happening again, ideally now, before the first hard frost arrives.

What Is a Condensate Pipe?

Every modern condensing boiler produces water. As it squeezes extra heat out of the flue gases, those gases cool and condense into a mildly acidic liquid. A small plastic pipe, usually white or grey and around 21-22mm across, carries that water away to a drain.

On many Aberdeen homes, that pipe leaves the boiler, runs through an outside wall and drops down to a gully or soakaway. That outside section is the weak point. Condensate trickles out slowly, so it sits in the pipe and freezes long before a full water pipe would.

When ice blocks the pipe, the water backs up into the boiler. A sensor spots the blockage and shuts the boiler down to protect it. That’s a safety feature doing its job, not a broken boiler.

How to Tell If Your Condensate Pipe Is Frozen

You’ll usually notice a few signs together:

  • The boiler locks out during or straight after a hard frost
  • A gurgling or bubbling sound comes from the boiler or the pipe
  • The boiler restarts after a reset, then fails again within minutes
  • There’s visible ice at the open end of the pipe outside
  • A fault code appears on the display

Common fault codes linked to a blocked or frozen condensate pipe include:

Boiler brand Typical code
Worcester Bosch EA (often with a flashing blue light)
Vaillant F28 or F29
Ideal L2
Baxi E133 or E28

Codes vary between models, so check your manual. For the full picture of what each number means, our boiler error codes guide covers the common ones for all four brands.

How to Thaw a Frozen Condensate Pipe Safely

Thaw a frozen condensate pipe with warm water, never boiling

Before you start, find the pipe. Follow it from the bottom of the boiler to where it exits the wall. The frozen section is usually the outside run, a bend, or the open end where it meets the drain.

Then work through these steps:

  1. Fill a kettle or jug with warm water. Not boiling. Boiling water can crack the plastic pipe or the fittings, and that turns a free fix into a repair bill.
  2. Pour it slowly along the pipe, starting at the open end and working back towards the wall. Spend extra time on bends and joints, where ice collects first.
  3. Or hold a hot water bottle or heat pack against the pipe if it’s hard to reach with a jug.
  4. Listen for a gurgle or watch for water running out of the end. That means the blockage has cleared.
  5. Reset the boiler. Most have a reset button or a reset option on the display. Give it a few minutes to fire up.

Watch your footing. The water you pour will freeze on paths and steps, so put down a bit of grit or salt afterwards.

Never climb a ladder in icy conditions to reach a high pipe. If the frozen section is above head height, give us a call instead.

When to Stop and Call an Engineer

Some situations need a qualified engineer. Call us if:

  • You can’t find or safely reach the pipe
  • The boiler still won’t fire after thawing and two resets
  • The pipe is cracked, split or leaking
  • The code doesn’t match a condensate fault
  • You smell gas, in which case leave the property and call the National Gas Emergency line on 0800 111 999

Kelgas is Gas Safe registered (547324). Our office is open 8am to 9pm, Monday to Friday, and we offer a 24-hour emergency call out with phones monitored around the clock. For a no-heating breakdown, call 01224 961610 or text 07897 012244. Our emergency boiler repair team covers Aberdeen and the surrounding towns.

Why Aberdeen Homes Are Hit So Hard

Snow-covered stone bothy in the Cairngorms on a freezing winter morning, why condensate pipes freeze

Freezing nights are routine here from November to March. In Braemar, Ballater and up Deeside, minus ten isn’t unusual. Even in Aberdeen city, wind off the North Sea makes an exposed pipe colder than the thermometer suggests.

A few local factors make things worse:

  • Long outside runs. Older granite homes in Stonehaven, Banchory and Ellon often had boilers swapped into kitchens with the condensate pipe run a long way along an outside wall.
  • North-facing walls. A pipe that never sees the sun can stay frozen all day.
  • Exposed rural properties. Cottages near Oldmeldrum or Alford catch wind from every direction.
  • Thin pipe on a slow drip. A standard 21-22mm pipe carries so little water it freezes quickly.

Some homeowners get caught twice in the same winter. That’s a sign the pipe needs a permanent fix, not another kettle.

How to Prevent a Frozen Condensate Pipe

Reroute the condensate pipe inside or upsize to 32mm to prevent freezing

Prevention is cheaper than a winter call-out. Here’s what actually works, from the simple to the permanent.

Quick wins you can do yourself

  • Lag the outside section. Waterproof, weather-resistant pipe insulation from a DIY shop costs a few pounds. Cover the full outside run, but leave the very end open so water can escape.
  • Clear the outlet. Make sure the end of the pipe isn’t buried in leaves, snow or sitting in a puddle that freezes.
  • Leave the heating on low during a cold snap. A boiler that runs regularly keeps condensate moving. Some homeowners set it to come on for short spells overnight in very hard frosts.

Permanent fixes an engineer can make

  • Reroute the pipe internally. The best fix is to run it to an internal drain, such as under the kitchen sink or into a soil stack. No outside run, no freezing.
  • Upsize to 32mm. Industry guidance says any outside section should be at least 32mm across. A wider pipe takes much longer to block with ice.
  • Shorten and steepen the run. Less pipe outside and a sharper fall means water drains faster and has less time to freeze.
  • Fit trace heating. A low-power heating cable along the pipe, controlled by a thermostat, is useful where rerouting isn’t possible.
  • Install a condensate pump. If the boiler sits far from a drain, a small pump can push water to an internal outlet.

These jobs are usually quick when an engineer is already on site. Due your annual check? Ask us about it at your boiler service. A standard service costs £69.30 +VAT, or £60 +VAT for returning loyalty customers.

What It Costs to Fix

Thawing the pipe yourself costs nothing more than a kettle of warm water. Need help? Here is a rough guide based on typical 2026 prices across the UK:

  • Standard call-out and diagnosis: around £60 to £100 from an independent Gas Safe engineer
  • Out-of-hours emergency attendance: around £100 to £180 before parts
  • Reroute or upsize the condensate pipe: often a short job that can be done alongside a service or repair

We’ll always tell you the price before we start. No hidden costs, no surprise add-ons.

An old boiler where the condensate pipe is just one of a list of problems may mean it’s time to look at boiler installation. Any new boiler we fit has the condensate run planned properly from day one, internal wherever possible and 32mm where it has to go outside.

Landlords: A Frozen Pipe Is Still an Urgent Repair

If you rent out a property in Aberdeen or Aberdeenshire, loss of heating counts as an urgent repair. Under the Scottish Repairing Standard, a private let must have a fixed heating system in working order. Social housing tenants have Right to Repair rules with a one working day timescale for heating faults.

A quick reroute before winter costs far less than a midnight call-out and an unhappy tenant. If you manage several properties, talk to us about fixing them all in one visit.

Get Your Pipe Winter-Ready Before the First Frost

A frozen condensate pipe isn’t dangerous, and it’s rarely expensive. But it always seems to happen on the coldest morning of the year, when you need heat most.

Five minutes with some pipe lagging now, while the weather is still mild, could save you a cold house in January. Want it fixed for good? Our engineers can reroute or upsize the pipe so you never have to think about it again.
